Hatched.co.uk Online Estate Agent Review

When we decided to sell our home we got a quote from a local estate agent and were shocked at the fee they quoted. They advised that we put our home on the market at between £160,000 and £180,000 (depending on how fast we wanted to sell our home) and the fee they quoted was £3,600 (incl VAT).

As the fee seemed rather high, we looked at a couple of online estate agents and eventually decided to go with hatched.co.uk.

How much do Hatched charge as a fee?

There are various different options, but we chose the ‘split’ option and paid £295 upfront and £595 on completion – this included listings on Rightmove, Zoopla and Primelocation. We then paid an extra £99 for a premium listing on Rightmove and Zoopla, £45 for a sale board, and £69 for an EPC (energy performance certificate).

How many viewings did you get?

In total we had 3 viewings (including the couple that bought the house) and we cancelled the 4th viewing that was booked in as we had already accepted an offer.

How were viewings arranged?

Anyone that wanted to view would ring Hatched who are based in Manchester and state preferred date(s) and time(s). Hatched would then call me, or text me if I didn’t answer, stating the date(s) and time(s) – I would then either ring / text back to confirm.

Did you get a good price?

We listed our house initially for £180,000 – this was right at the top of the valuation although we thought we’d give it a go.

We wanted to sell our house relatively quickly (within 2 – 3 months), therefore after our property had been on the market for 4 weeks we reduced the price to £174,950. We reduced it by 3% so that it would show at the top of Rightmove searches again and show as ‘recently reduced’.

We reduced the price on a Monday and accepted an offer of £171,500 on the Wednesday.

How quickly did you sell your house?

We received and accepted an offer within the first 5 weeks of putting the property on the market.

Did Hatched chase the viewers for feedback and progress the sale?

After every viewing, Hatched called and asked for feedback and I would receive an email telling me feedback was available to view in my online account.

Once we had accepted an offer, Hatched were great at keeping me updated via telephone and email and kept chasing the buyers / their solicitor.

Conclusion

We were very impressed with Hatched and believe that the one of the most important things when selling a property is to ensure your property is listed on Rightmove and Zoopla – with plenty of good photos.

Considering the high street agent quoted us 3 times the fee of Hatched, I doubt they would provide enough additional value as there are not many home buyers that solely browse windows of high street estate agents – most simply head straight for Rightmove / Zoopla.
